Why sandy South Jersey soil dries out so fast
Sandy soil has large particles and big gaps between them, so water drains through quickly and very little stays behind for the grass. Add a coastal climate with salt air, steady summer wind, and weeks without meaningful rain, and the top few inches of soil can bake dry within a day or two of watering. That's why a lawn that looked fine in June can go brown and crispy by late July even when you think you're keeping up. The fix isn't more water for the sake of it — it's watering and feeding in a way that actually matches how sand behaves.
Water deep, water early, water less often
The single biggest mistake we see on shore-area lawns is a quick daily sprinkle. On sand, light watering only wets the surface, encourages shallow roots, and evaporates before noon. Instead, water deeply two or three times a week so moisture reaches four to six inches down, and do it early — between 4 and 8 a.m. — before the heat and wind steal it. Deeper, less frequent watering trains roots to grow down toward moisture, which is exactly what a lawn needs to survive a sandy-soil summer.
Mow high and leave the clippings
In July and August, raise your mower to about three to three-and-a-half inches. Taller grass shades its own roots, slows evaporation from the soil, and crowds out crabgrass that loves bare, sun-baked sand. Keep the blade sharp so you cut cleanly instead of tearing, and leave the clippings on the lawn — they break down fast and return moisture and nitrogen to soil that badly needs both. On sandy ground, that free organic matter matters more than it does almost anywhere else.
Feed lightly, and build the soil over time
Because sand can't hold nutrients well, a single heavy summer fertilizer dump mostly washes away — and can scorch grass that's already heat-stressed. Lighter, more frequent feeding with a slow-release product works far better here, and topdressing with compost over a season or two is the real long-term answer: it gives sandy soil something to hold water and nutrients with. Watch the trees and the shade
Large trees compete hard with turf for water in sandy soil, and an unhealthy or overgrown tree can leave a lawn patchy and stressed all summer.
